You can walk away if the scope of the problems makes the agreed price no longer reasonable. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell in under a week.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that meet real criteria at a realistic price are still moving. They are moving to buyers who showed up prepared.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who treated the purchase like a business decision rather than an emotional one. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
